My fiance booked our stay here for the new years, and considering the price - we were both disappointed and left with a bitter taste.
1. The rooms were basic, we got lake view but the view was blocked by their building in front so we couldn't enjoy it properly.
The hotel decor was like going to your grandfathers house, they did not both to at least make the hotel look nice except for a christmas tree.
2. The service was...nothing to sing about. The waiters would not ask us if we wanted tea or coffee during breakfast until like 10 minutes after arrival so we made it ourselves. We would also ask them for things and they would say "yes" but not actually do it. Things you request for seemed ignored and the staff felt like they did not want to be there (I get it, it was new years day...but its work no?). Even we said "happy new year" TWICE to one of the staff and they completely ignored us both times.
3. We PAID for parking. which to us was insane. 24 euros for parking for 1 night despite spending almost £400 on the stay, and also spending an additional £200 on dinner there. Its not a lot, but is so cheap of the hotel to make you pay for this.
4. The fireworks display for the hotel happened 30 minutes AFTER new years midnight lol. So we went outside to watch the fireworks from everywhere else (in Lake Como) then returned to our hotel and then the hotel did their firework display (how unsatisfying).
5. Lastly, the walls are so thin you hear everyone from the reception area to the lobby and to next room.
The hotel dinner food was good though so 1 star for that, and the location was good also (I mean...its Lake Como...) another star for that. However, it is a budget hotel all in all, we absolutely will not be returning.
Beautiful property, amazing location and really kind and helpful staff. The breakfast was delicious with wide variety of food options and eggs fleshly made to your liking. The rooms could probably use some small renovations but were very clean and really matched the vibe of an old villa. We are hoping to come back next year!
This hotel has a great location and views of the mountains! But there is one big issue. The check in is not till 3 and they never sent us this information anywhere. So we arrived early to cease the day and enjoy but to our surprise we had to wait from 10am till 3pm without a room. Just two people walking around the hotel with sweaty clothes and no accommodations whatsoever. For a hotel at this level I expected a higher level of accommodations and respect to their clients. This really made our trip to lake como very difficult even though the city itself is beautiful. This is very upsetting and for the amount of money we paid we one night here, I expected more work to be done to accommodate to exhausted guests. Also the spa is very underwhelming. Looks like a community pool and you see none of the amazing views.
From an overall terrific stay. Do not let the bad reviews deter you from this hotel and spa.
Minor issues such as a leak in the shower and pricey F&B.
Best massage we’ve ever had. The pool area is great, room was spectacular. Tours come right to the platform on the water.

Amazing hotel. Pool is very nice with access to lake. There are two buildings of rooms, if you get the one closer to the lake is nicer. Rooms were nice also, only complaint is because the buildings are old air conditioning is not great at all. Breakfast has a lovely view
Cleanliness is poor, shower area had mould growing. Bathrobes were torn and not replaced once they were unusable. Staff are money hungry scavengers who over priced for taxi services by at least £30 euros each time. They don’t allow you to change your mind once you book a taxi and threaten to charge you to your room if you do not take the taxi and cancel. This happened on multiple occasions and one time, they threatened to withhold my bags if I did not use the taxi service. I have never stayed in such a vicious and vile environment. On the day of check out, I kindly asked for 10 extra minutes to leave, they shouted through the phone and very rudely stated that we have to leave at 12 noon. Very poor staff, expensive rooms and food that is not worth the money and overall a very underwhelming experience. If you want a pleasant experience, avoid!
Would not recommend staying here. The concierge ensures to book things and never actually follows through. One night we booked a taxi to pick us up at 9pm and we’re left stranded in the rain with 5 children and no taxi. One of the rooms and bed bugs and when we informed reception that our daughter had bites all over her body, no one changed the sheets until we had to remind them a second time . On our last night there was a loud party with music going until 2am. No one informed guests this would be the case and we had 2 hours of sleep before travelling 38 hours. This hotel lacks service of a good hotel and it is not at all worth booking this place
